What is a IQP ?

An Independant Qualified Person (IQP) is a person who is accepted by the Territorial Authority (Council) as being appropriately qualified to undertake the inspection and maintenance of the feature concerned.

What is a BWOF?

A Building Warrant of Fitness (BWOF) is a document displayed in a building in a public place. The information on this web site is in the public domain. The Building Act requires councils to issue a compliance schedule to all commercial and industrial buildings that have an active specified system installed. An active specified system is a sprinkler, automatic doors that close on alarm, emergency warning and fire alarms, emergency lights, escape route pressurisation, lifts, escalators, air conditioning or mechanical ventilation, building maintenance units and signs for the operation of the specified systems. If one of these active specified systems are installed then the following passive systems may be added to the compliance schedule, final exits, signs in the exit ways, fire separation, smoke separation.

The compliance schedule specifies the inspection, maintenance and reporting requirements for each specified system.

On the anniversary of the issue of the compliance schedule the building owner is required to collect a signed annual report from each specified system IQP inspector or IQP maintainer and when all reports are received and confirm compliance with the compliance schedule an IQP issues a signed 12A certificate to the owner.

The owner then signs the BWOF and forwards the 12A certificates to council. The owner then displays the BWOF in a predominant public place in the building. There are three levels of reports. Level 1,The BWOF and 12A certificates. Level 2,The annual reports and the compliance schedule. Level 3,The system maintenance records.

What is a Compliance Schedules?

A Compliance Schedule is a document issued by Council that lists specified systems and performance standards for the systems, and how the systems will be monitored and maintained to ensure they will continue to function. This is applied for as part of the application for Building Consent for new commercial buildings (if the building has one or more specified systems); or for an upgrade to an existing building or systems, required as a result of a change of use or alterations, which may also require a Building Consent.

These systems ensure a building is safe and healthy for members of the public to enter, occupy or work in. A Compliance Schedule must identify which systems are present.

What is a Compliance Schedule Statement?

A Compliance Schedule Statement is issued by a Building Consent Authority (Council). A Compliance Schedule Statement serves as a temporary notification of Compliance Schedule requirements and is issued at the same time as the Code Compliance Certificate (CCC). It must be displayed in the premises in a public place, and be replaced in 12 months with a Building Warrant of Fitness (which is issued by the building owner).

How often do I need to change filters?

Air conditioning filters should be cleaned every three months and ideally they should be cleaned monthly during summer. You should also clean the air vents at the same time. We recommend you make a diary or calendar note at the start of each new year as a reminder.

Why do I need to change my filter regularly?

Regular filter replacement helps your heating and cooling system operate at peak levels and improves indoor air quality. It is important to change filters regularly to ensure proper air flow and to keep your Businesses free from dust, allergens and germs. Depending on the type of filter you have, you may require weekly or 3 monthly filter replacements.

What is ducted reverse cycle air conditioning?

Ducted reverse cycle air conditioning consists of an outside unit called a compressor and an inside unit placed within the roof. This internal unit is connected to a series of outlets within the Various Rooms via ductwork. Depending on the climate function chosen warmed or cooled air is pumped to all rooms that have an outlet.

In order to maintain optimal performance, your split system should be serviced annually. While this may seem excessive, split systems need to be checked for blockages and cleanliness to reduce the likelihood of breakdown or transfer of bacteria.

My air conditioning is not working – What can I do?

One of the most common causes of failure is that some one has switched off the power supply. So check that fuses circuit breakers and isolators are all OK and working.

Another common cause is blocked air filters, so check they are clean and are regularly kept clean. It helps to refer to the manufacturers operating instructions as well.

The air conditioning is running but is not cooling/heating?

Many reasons, the simplest being that you may have inadvertently set it to fan only operation. Unfortunately it may also indicate a serious fault, Check your operating instructions but if no luck, give our service department a call.

The fuse keeps blowing on my air conditioning – Why?

It could be that there is a problem with the compressor and you are advised to contact us for further assistance. It could also be that a fuse or circuit breaker has recently been replaced but the wrong replacement (smaller rating) has been fitted. Check, but only if you are qualified to work on electrical systems.

My system has a warranty – Why do I need a maintenance contract?

Air conditioning and building services systems require regular maintenance to ensure safety and optimum operational efficiency. Warranties are only applicable if the system or equipment is regularly maintained by an approved organisation.

To simply explain, relate this to a car which like air conditioning has many rotating and wearing parts, your warranty will not be honoured if you don’t have regular servicing (maintenance).

What is inverter technology and how does it work?

Inverter technology refers to the ducted reverse cycle systems compressor, this is the working part of the outside unit. It works by varying its speed in order to maintain a consistent temperature inside. The compressor will operate at maximum speed once the system is turned on until selected temperature is reached, then it will adjust accordingly to keep the temperature constant.

What is EER?

Energy efficiency ratio is used to express the relative efficiency of a heating or cooling device by dividing the heat output by the power input. The higher the ratio compared to others, the better the system is.

What is Dehumidification?

Refrigeration air conditioning equipment usually reduces the absolute humidity of the air processed by the system. The relatively cold (below the dewpoint) evaporator coil condenses water vapor from the processed air, much like an ice-cold drink will condense water on the outside of a glass. Therefore, water vapor is removed from the cooled air and the relative humidity in the room is lowered.

Health issues?

Air-conditioning systems can promote the growth and spread of microorganisms, such as Legionella pneumophila, the infectious agent responsible for Legionnaires’ disease, or thermophilic actinomycetes; however, this is only prevalent in poorly maintained water cooling towers. As long as the cooling tower is kept clean (usually by means of a chlorine treatment), these health hazards can be avoided.

What are the benefits of Air Conditioning?

An Air Conditioning unit can have two functions – heating and cooling.With an auto changeover switch on most new units, you set the temperature and the unit will cool or heat as required automatically.

What is air purification?

An anti-fungus filter is used – this catches allergy-causing mites, smoke particles and odours, making the air in your environment clean and fresh.

How do I check for a dirty evaporator coil?

Probably the easiest way is to measure the temperature of the air entering the system at the filter then measuring the temperature at the closest register. A good system will show a -7  to -4 C  difference in temperature. A restricted airflow will have a higher differential. This is a subjective decision. If the house does not cool properly after a technician adds Freon to the system, and the house has balanced airflow to the rooms, then I would clean the evaporator coil. Many things cause a system to stop cooling properly, but dirt is the most common problem. Many technicians will attempt to add Freon when the coils are dirty. This is because they do not want to clean the coils.

How do I dispose of an old air conditioner – can I just dump it?

Unless you have already had the refrigerant professionally recovered from the old unit, no, you should not dump it. This is because the refrigerant gas needs to be destroyed in order to prevent it from leaking into the atmosphere and contributing to global warming.

What is the ideal temperature to set my air conditioner to?

Most people find that a year-round temperature of 23 degrees is acceptable. This is the temperature at which most air conditioners run to the peak efficiency.
